# What legal documents should I have prepared before purchasing a property?

As a lawyer, I would advise that before purchasing a property, a buyer should have several legal documents prepared to ensure that the transaction is completed smoothly and legally. These documents include:

1. Contract of Sale: This document is integral to the property sale process and outlines the terms and conditions of the sale, such as the price, deposit, completion date, and contingencies.
2. Deed: A deed is a legal document that transfers ownership of the property from the seller to the buyer. It is typically signed at the time of closing and recorded with the county or state government.
3. Title Report: A title report is a document that indicates who owns the property, any restrictions or liens on the property, and any other issues that may affect the transfer of the property.
4. Home Inspection Report: A home inspection report provides information on the condition of the property, including any issues that may need to be addressed before the sale is completed.
5. Property Survey: A property survey is a document that outlines the boundaries of the property and highlights any easements or encroachments.
6. HOA Agreement: If the property is part of a homeowner’s association (HOA), the buyer should obtain a copy of the HOA agreement to understand the rules and regulations of the community.

It is important to note that the specific documents required may vary depending on the location of the property and the specific circumstances of the transaction. Therefore, it is highly recommended that a buyer consult with a licensed attorney to ensure all necessary documents are obtained and properly executed.
